Dressing your rooms will make the difference between getting a tenant and not.

So, I’ve managed this HMO for probably 6 years or more, it’s a harmonious house and people just tend to stay for ages. A guy left the en-suite room and as you would, I started advertising. After a few days I started to review the ad as it didn’t seem to be getting much traffic. I’m impatient, I need instant gratification..
My conclusion was, my original picture (taken after a long day, on a dark night, don’t do this guys) was basically crap. So I got out my goodies and went off to dress to impress!
I have a large selection of soft furnishings and ornaments in storage for dressing rooms and I love getting them out and dressing a room according to it’s colour scheme. I find myself entering a really happy place. However, regardless of what it does for me, don’t feel like you have to have loads of stuff and go out a spend a fortune. A nice set of bedding, a few cushions and some cool ornaments can make all the difference. I’ve even been known to steal a few bits from my home and take them with me (I do put them back).
In an ideal world you will leave your room dressed for viewings. If you cant don’t worry, having fantastic photo’s will get them through the door. You can remind them of how amazing the room would look once they have all there things in there whilst they are looking round. Don’t expect them to remember you advert, they wont, they may have been attracted to your ‘immaculately’ dressed room and booked a viewing but life and about a million other adverts have happened in between.
Now, I don’t claim to be a professional interior designer but even I can see my after pictures are far better than my before. I know when you have busy lives its easy to whack up a quick picture and hope for the best but to give yourself the best chance put aside an hour or so of your time. This principle can also be applied to single lets. Dressing rooms includes lounges, kitchens and bathrooms rent or sell properties, this is a fact. Even if it’s your own little corner in your own home, having that homely comfy feel makes all the difference.
